Limitations for e-valuation:
 
1. We have made available on-line e-valuation service in this web site to facilitate and enhance access to information contained therein by its customers. We are the owner of all copyright works and information contained in this e-valuation web site. Any reproduction, adaptation, distribution, dissemination or making available of such copyright works and information to any  third parties is strictly prohibited unless prior written consent is obtained from us.
 
2. Our e-valuation is our opinion of the market value. Market Value is defined to mean: -
  The estimated amount for which a Property should exchange on the   date of valuation between a willing seller and a willing buyer in an arm's length transaction after proper marketing wherein the parties has each acted knowledgeably, prudently and without compulsion
   
3. Value for Sale under Repossession here means market value as defined above with the proviso that the vendor has imposed a time limit of 3 months for the completion of the sale.
   
4. In valuing the Hong Kong properties in e-valuation, the Government Leases of which expire before 30 June 1997, we have taken account of the statement contained in Annex III of the Joint Declaration of the Government of the United Kingdom of Great Britain and Northern Ireland and the Government of the People's Republic of China on the question of Hong Kong and the New Territories Leases (Extension) Ordinance 1988 that such leases will be extended without premium until 30 June 2047 and that an annual rent of three percent of the ratable value will be charged from the date of extension.
   
5. The value stated in this e-valuation does not take into account any mortgage or charges which may or may not registered against the property. It is assumed that the property is free from encumbrances, restrictions and outgoings of an onerous nature which could affect its value. We assume no responsibility for matters legal in nature, nor do we render any opinion as to the title which is assumed to be good and marketable.
   
6. No land search or inspection of the property has been made. We are therefore, unable to advise the legal title, nor whether the property is free from rot, infestation or other structural defects.
   
7. The e-valuation shall be valid for one month from the date of the valuation. Notwithstanding this clause, the e-valuation is indicatory and for reference purpose only. We reserve the rights to re-value the properties at our full discretion at any time if we see there is any market change.
   
8. The e-valuation is prepared on vacant possession basis or in the event of the property being subject to tenancy. Such tenancy is assumed to be at market level with reasonable terms/conditions and duration.
   
9. We had assumed that the properties in e-valuation have been constructed, occupied and used in full compliance with, and without contravention of all Ordinances, except only where otherwise stated. We have further assumed that, for any use of the subject property upon which this report is based, any and all required licences, permits, certificates, and authorizations have been obtained, except only where otherwise stated.
   
10. We have carried out an estimation of value in e-valuation on the basis of the property as it stands and without regard to any development potential of the same.
   
11. We do not warrant the accuracy, timeliness or completeness of any information shown.
   
12. You expressly acknowledge and agree that it is entirely at your own risks if you rely on the e-valuation. We shall not assume any liability or responsibility for any loss and damages as you may incur or suffer (if any) arising for or in connection with the use of, or the reliance of the e-valuation.
